Scope

Trigon was appointed by Canning Town Development Company to provide fire engineering services regarding the redevelopment of the Shirley Street site, Canning Town. The development will create 176 new homes over 12 storeys, ranging from one-bedroom studios to four-bedroom family dwellings, with a mix of private and affordable tenures.

Our responsibilities included:

  • Working closely with the architectural team and other design team members, ensuring the design was coordinated with the fire safety strategy at an early design stage.

  • Developing the RIBA Stage 2 fire safety strategy report to the recently released (at the time) BS 9991:2024 for the Higher Risk Building (HRB).

  • Developing a Planning Gateway One Fire Statement for submission to the Building Safety Regulator.

Results

Being appointed at an early stage in the design meant Trigon could work collaboratively with the architects, Metropolitan Workshop, to develop a solution which met the design intent and the client’s aspirations, and provided a highly coordinated fire safety strategy at an early stage. The scheme received unanimous planning approval in April 2026, with no clarifications or changes required to the proposed highly coordinated fire safety strategy.
