Scope

Trigon was appointed by Norr Architects to provide fire engineering services regarding the redevelopment of the Leazes Park Road site, Newcastle. The redevelopment will create 426 student residential bedrooms via cluster and studio apartments, including over 1,000 m2 of ground floor amenity, ancillary and retail accommodation. The project involves the retention the existing 5 storey building (‘Percy Small’) and addition of 3 further storeys to this element, as well as the demolition and rebuilding of ‘Percy Tall’ to provide a new 13 Storey section interconnected with Percy Small. 

Our responsibilities included:

  • Working closely with the architectural team and other design team members to ensure design plans coordinated with the fire safety strategy at an early design stage.

  • Developing the RIBA Stage 3 fire safety strategy report to the recently released (at the time) BS 9991:2024 for a Higher Risk Building (HRB).

  • Developing a Planning Gateway One Fire Statement for submission to the Building Safety Regulator.

Results

Being appointed at an early stage in the design meant Trigon could work collaboratively with Norr Architects to develop a solution which met the design intent and the client’s aspirations,  providing a highly coordinated fire safety strategy and approval from the Building Safety Regulator.
