Scope

Trigon was appointed by Derwent London to work with Squire and Partners and a varied design team to develop a fire safety strategy for the sustainable refurbishment of Greencoat and Gordon House. Greencoat and Gordon House were originally built as warehouse buildings for the Army and Navy stores in the late 19th century and are currently used as office building. Trigon were involved throughout the project from early feasibility study up to RIBA Stage 4.

Our responsibilities included:

  • Undertaking a feasibility study of the proposed design options for planned refurbishment.

  • Liaising with the design team to prepare an outline fire safety strategy and iterate on the proposed building design, ensuring it could meet Building Regulations while achieving the architectural intent for the buildings.

  • Liaising with the client, design team, Approval Authorities, Facility Management team and other stakeholders to ensure that the detailed design for each building achieved an acceptable level of fire safety, in line with both legislation and the client’s objectives.

Results

Trigon provided fire safety engineering support for the project. The strategy allowed the building to achieve the objectives of the client—­including achieving BREEAM sustainability goals, incorporating cross-laminated timber structure, and re-using parts of the existing buildings on site—while also meeting the required fire safety objectives.
