Scope

Trigon worked in collaboration with Dexter Moren Associates on the refurbishment and change of use of an existing office building into a new luxury hotel. Restoring the building to its former use whilst preserving its unique history. The property, dating from 1874, once refurbished will have around 110 bedrooms, include a speakeasy-style bar, restaurant and gym.

Our responsibilities included:

  • Working with the client, architect and design team to develop an outline and detailed fire safety strategy for Building Regulations approval.

  • Undertaking detailed computational fluid dynamics (CFD) modelling analysis comparing different ventilation options for firefighting shaft.

  • Worked closely with a team of MEP consultants to develop a project specific fire damper / fire and smoke damper strategy.

Results

The fire safety strategy principles respect the historical architectural features but meets the client’s aspiration for both high quality architecture and fire safety level. Delivering a detailed fire safety strategy and communicating fire safety to all stakeholders from design team, hotel management and owner.
