Scope

Gate House, located on 1 Farringdon Road, is an existing office building which will be refurbished and vertically extended. Designed by Chris Dyson Architects, the scheme will consist of extensive refurbishment of the existing six storey building, and change of use from office to hotel. Trigon was appointed to provide fire safety engineering services for Gate House during RIBA Stage 2, to support the planning application.

Our responsibilities included:

  • Carry out an initial review of the proposed design to identify key fire safety risks and establish the feasibility of the scheme with respect to fire safety.

  • Provide fire safety engineering support throughout the RIBA Stage 2 design development, to advise the client, architect and design team on how the design should meet functional requirements B1-B5 of the Building Regulations whilst meeting the initial architectural intent.

  • Develop an outline fire safety strategy report to support the planning application, including a section to address the implications of The London Plan, March 2021.

Results

Trigon worked closely with the design team to develop a fire safety strategy which met the required fire safety objectives, whilst meeting the client’s design aspirations and considering the constraints of the existing building. The fire safety strategy was submitted as part of the planning application, which was approved by the City of London.
