Client

TOG (The Office Group) provides over 50 flexible design-led Work Spaces in the UK and Germany, with the majority spread across London. With a focus on developing landmark properties, the design of each Work Space responds to the history, neighbourhood and location of the space.

Scope

Trigon has worked with TOG on number of projects to date, with TOG at Borough Yards, by Studio David Thulstrup, being the most recent.

We were appointed as part of the project design team to deliver a fire safety strategy report of the proposed fit-out design. The strategy needed to be suitable for Building Regulation submission for both buildings associated with this site.

One building was designed as a single stair office, the other as a building served by two escape stairs. A link will be provided at one level between the buildings. Both Buildings were designed to offer short and long-term office space to a range of tenants. Both buildings share a connection with a basement cinema that serves over two levels, comprising independent commercial/retail units at ground floor level and luxury office accommodation on all upper levels.

Our responsibilities include:

  • Complying with standard fire safety guidance and interpreting the parameters of the base build design.

  • Developing a robust fire safety strategy addressing the proposed fit-out design that is suitable for Building Regulation submission.

  • Providing fire engineering support and guidance on how to achieve the desired finishes whilst maintaining fire safety.

Results

Trigon effectively delivered a service to meet the client’s needs, whilst producing a fire safety strategy for the building that communicates fire safety principles to all stakeholders from design team, Statutory Authorities and the managing agent.
