British Land is a leading UK property company whose portfolio is focused on mixed use places in London and UK retail assets. They create and manage outstanding places for people to work, live and visit.

Scope

Trigon was appointed to work for British Land on the second phase of its Aldgate Place development.

We are working in conjunction with Allies and Morrison Architects and Ramboll UK to deliver a 26-storey residential tower served by a single stair for 159 units; as well as a separate 20,000 sq ft commercial office building with seven storeys.

Our responsibilities include:

  • Complying with standard fire safety guidance.

  • Contributing options to enhance fire safety design.

  • Providing additional fire safety measures such as means to support the evacuation of mobility impaired persons in the high-rise residential tower.

Results

Trigon worked closely with the design team and client to meet the project specific goals. In particular, was the application of Computational Fluid Dynamics (CFD) modelling for the engineered common corridor ventilation system, as well as a fire engineering assessment to support the provisions of open plan apartment layouts including open kitchens.

Furthermore, the fire safety strategy addresses the link between the commercial and residential buildings, as well as outlining the key considerations so that the management company can deliver a successful fire strategy from the design stage through to the hand-over and management of this building.
