Scope

Trigon is supporting Woods Bagot on the refurbishment and extension of the existing 21 Lombard Street building. The rejuvenated mixed-use scheme will offer 135,000sq ft of office space over 11 floors in a prime location, adjacent to Bank station. 70% of the existing structure will be retained, and an extension will provide several roof terraces with extensive planting and views of the City. Premium end-of-trip facilities and cycle parking will support and promote more active travel for the building’s occupiers.

Our responsibilities included:

  • Working with the client, architect and design team to develop an outline fire safety strategy to support planning application.

  • Undertaking fire safety engineering studies based on different core studies.

  • Fire safety concept to consider Policies D5, D12A and D12B of The London Plan.

Results

The fire safety strategy principles have met the client's aspiration to maximise the reduction of embodied carbon by retaining and reusing over 70% of the existing building fabric. Trigon has delivered an outline fire safety strategy which has successfully involved all stakeholders from the client to the design team.
