Castleforge were founded in 2010, and are a leading UK-based private real estate investor that combines research-led investment themes with vertical integration and in-house operating platforms.

Scope

Trigon worked in collaboration with Castleforge, Hawkins Brown and Barr Gazetas on the refurbishment and extension of London’s Grade II listed 1 Golden Lane. The building will offer over 116,000 sq ft of office space with an extension of four new storeys, Ninth, Tenth and Eleventh floors and a new external terrace on the Twelfth floor. There will also be a ground-floor community space which will form part of the new ‘Culture Mile’, creating a learning destination and cultural district in the heart of the City of London. The project will see the Grade II listed historic façade supported by a building containing high-quality finishes to reinvigorate the original construction, whilst simultaneous being a Net Zero carbon development.  

Our responsibilities included: 

  • Working with the client, architect and design team to develop an outline fire safety strategy for the planning application including addressing The London Plan (March 2021). 

  • Developing a time equivalency analysis to investigate fire resistance of the elements of structure.  

  • Develop a bespoke evacuation strategy to mitigate the existing condition of the cores being located central to the building. 

Results

A unique fire safety strategy that respects the historical architectural features but meets the client’s aspiration for both high quality architecture and fire safety level.
