Client

Workspace Group is a leading provider of inspiring, flexible and customisable workspace in London. Workspace Group owns more than 5m sq. ft. of space across 77 properties in London and the South East, providing a home to over 4,000 of London's brightest businesses.

Scope

Trigon worked in collaboration with the developer Workspace Group, and the architect Squire and Partners to gain planning permission for a new 16-storey, 50m tall office block on Havelock Terrace in Battersea, Wandsworth. Some of the key features include state of the art 'end of journey' facilities, a large double-height entrance lobby including a café, several floors providing light industrial use, double height breakout spaces connecting multiple floors and a number of external roof terraces.

Our responsibilities included:

  • Working with the design team to develop an outline fire safety strategy to support the application for planning permission that included addressing The London Plan (March 2021).

  • Developed a bespoke fire engineered solution to address the multiple atria design that satisfied architectural concept, including allowing atria to connect two floors with an open accommodation stair and break-out space at the base.

  • Adopted a risk-based approach to develop a robust and flexible fire safety design that met the client’s design aspirations.

Results

Trigon worked closely with the client, architect and wider design team to identify fire safety challenges at an early stage and provide bespoke fire safety solutions to meet the project specific goals. Trigon developed an outline fire safety strategy report during RIBA Stage 2 as part of the planning submission and included addressing the fire safety policies of The London Plan.
