Be First are property developers working with investment funding, partnerships, land acquisition, site assembly, pre-planning and planning services specifically in Barking and Dagenham.

Scope

Trigon worked in collaboration with Pitman Tozer Architects on Gascoigne East, Phase 3A of this new housing development which forms part of one of east London’s largest housing redevelopment projects.

Trigon worked with the client, architect and design team to develop an outline fire safety strategy for planning. This fire safety strategy considers how the proposed scheme can meet the functional requirement of the Building Regulation and also meet Be First’s own brand standards.

Results

The fire safety strategy principles consider key architectural features like external balconies and welcoming and large reception spaces at ground floor. The client’s requirement for sprinkler protection to each flat has been used to allow for more flexibility with external balustrade design options.
